Commercial dock failure has operational consequences that residential projects do not. A compromised gangway, failed float system, or deteriorated fendering affects vessel access, guest safety, and insurance coverage simultaneously. Commercial structures carry higher load classifications than residential — repeated vessel mooring, maintenance vehicle access, and guest foot traffic accelerate wear at different rates than a private dock.
Commercial dock assessment begins with load classification and use profile. Keith evaluates existing structure condition, float system performance, fendering adequacy, and access gangway integrity. For new construction, we determine the FDEP permit class from the outset — commercial scale typically requires Individual ERP, not General Permit.
Commercial dock projects in Indian River Lagoon require FDEP Individual ERP rather than General Permit, triggering a full 120–150-day review including a 14-day public comment period. USACE Section 10 Individual Permit is required for any structure in navigable waters at commercial scale. If the dock footprint extends beyond the riparian property line, FDEP Sovereign Submerged Lands Lease is required.
Commercial dock material specifications are driven by use classification, load rating, and longevity requirement. Floating dock systems (aluminum frame, composite decking) are specified for marina applications where tidal range or vessel mix requires accommodating draft variation. Fixed dock systems in commercial IPE or composite over concrete pilings are specified for high-traffic passenger and guest applications. Fendering systems are specified based on vessel beam, approach angle, and allowable contact load. We engineer to the commercial load classification, not the residential equivalent.
Commercial dock investment is driven by linear footage, piling load specification, float system type, electrical service, and permit class — from a small fixed dock with a handful of slips up to full marina development with mechanical systems. We provide itemized scopes.
