Board deterioration begins at the fastener line — stainless screws corrode in brackish water and create stress fractures in composite or treated lumber. Cross-brace corrosion reduces lateral stability, visible as deck flex when the boat is loading. Pile settlement appears as uneven deck plane — the result of soft muck substrate losing bearing capacity over years.
Assessment begins with a review of your waterfront and existing structure. Keith evaluates existing dock framing, piling condition and bearing depth, deck material condition, and seagrass presence at the proposed dock footprint. FDEP permit pathway is determined from the assessment — dock length, seagrass coverage, and proximity to the Aquatic Preserve overlay all affect permit class.
Indian River Lagoon is a Florida Aquatic Preserve. Seagrass protection buffers govern dock siting — deck height must clear seagrass tops at mean low water. Manatee zone slow-speed designations affect the dock footprint and boat lift placement.
Decking material is driven by maintenance preference and community HOA specification. IPE hardwood is specified where community aesthetic standards require natural wood and the owner accepts the maintenance obligation. Composite decking (Trex, TimberTech) is specified where low maintenance is the priority — it holds up well in brackish conditions and does not require annual sealing. Pressure-treated pine is the entry-level option, cost-effective for utility docks. Pilings are CCA-treated Southern Yellow Pine for most applications, or composite for communities that restrict CCA. The material decision is a function of conditions, not catalog preference.
Residential dock investment is driven by dock length, material specification, seagrass site conditions, piling depth requirement, and permit class. An entry-level fixed dock in pressure-treated lumber is the starting point; a mid-range composite dock with a single boat lift sits in the middle; premium systems in IPE or HDPE with dual lifts, electrical, and lighting are at the upper end. We provide itemized scopes, not lump sums.
