Ocean Pearl is a gated oceanfront enclave on the barrier island in Vero Beach, Indian River County, with direct Atlantic beachfront exposure. Ocean-side lots sit seaward of the FDEP Coastal Construction Control Line (CCCL) and are subject to FWC sea turtle nesting season restrictions (February 1 – November 1), which govern dune crossover and beach-side construction scheduling.

Architectural review
We handle the architectural review submission.
Ocean Pearl's community association reviews exterior and waterfront construction for consistency with the neighborhood's coastal architectural standard before permit applications are filed. For beach-side work, that review runs concurrent with FDEP CCCL permitting. Deckmasters prepares the complete submission and manages committee communications through the review process.
We have submitted ARB applications within Ocean Pearl and navigated the approval process on multiple projects since 2005. We know what the committee requires, what format they prefer, and how to answer their structural questions.

Are there seasonal restrictions on beachfront construction at Ocean Pearl?
Yes. Federal sea turtle nesting season (February 1 – November 1) restricts dune grading and motorized equipment on the beach side; beach construction runs November 1 through February 28. We schedule beach-side work into that window and start the permit clock early enough to build in it.
What permits does oceanfront work at Ocean Pearl require?
Ocean-side structures at Ocean Pearl sit seaward of the FDEP Coastal Construction Control Line (CCCL), so a CCCL permit or exemption is required along with an Indian River County building permit. If the work impacts the beach or dune profile, an FDEP Joint Coastal Permit may also apply. Deckmasters prepares and submits every application.
